Arranging a French (Euro) mortgage is surprisingly easy. Garrigae has selected France Home Finance as its preferred mortgage broker to ensure you obtain the best rates from over 20 French lenders with top quality customer service. Mortgage finance is available up to 100% of the purchase price excluding VAT. Competitive interest rates can be obtained with repayment terms of up to 30 years.
Rental returns
20 year guaranteed rental returns (with a break clause at 9 years) of 2% - 4% of the property purchase price (net of utility bills) subject to which usage option you choose will make a reliable contribution towards your property costs.
Lease Back Option 1: The Pure Investment
Offering a net financial return of 4%, the pure investment option is for investors looking to ensure the maximum possible cash rental return. The option does not allow free or discounted personal use of the property during the term of the lease. This option is only available for properties in the Château itself.
Lease Back Option 2: The Flex Investment
The Flex Investment offers a practical mix of regular financial returns coupled with ample opportunity to enjoy the property. This option offers a net yield of 2% per year. It also offers either one of the following 2 options for personal usage, per year:
