Under the French sale and leaseback scheme, Garrigae offers a range of guaranteed returns and personal use options, tailored to specific requirements, from investment only to maximum personal use. 

All of the original 171 homes have now been sold at Les Jardins de Saint-Benoît.  A small number of resales is available for purchase - prices and availability on request.

Investment potential
We believe Les Jardins de Saint-Benoît represents a good investment opportunity for the following reasons:

  • Prices in Languedoc are 25-40% lower than neighbouring Provence to the East or the Costa Brava/Barcelona region to the West.
  • The Herault Department, according to Dimanche, is the most desirable department in France in which to live. Montpellier has for some years been the fastest growing city in France and the population of Languedoc is forecast to increase by 32% in the period to 2030.
  • Growing tourist demand is not being met by property supply notably at the premium end of the market. 

Stage Payments
The first installment of 2% of the property price inclusive of VAT is due within 5 days of signing a reservation form, and your chosen residence will be held for this period.  The balance is then due when you sign the Acte de Vente ( the final Sales Agreement).

Mortgage Finance
Arranging a French (Euro) mortgage is surprisingly easy. Garrigae has selected France Home Finance as its preferred mortgage broker to ensure you obtain the best rates from over 20 French lenders with top quality customer service.  Mortgage finance is available up to 100% of the purchase price excluding VAT.  Competitive interest rates can be obtained with repayment terms of up to 30 years.

Rental returns
9 year guaranteed rental returns from 4.5% - 5.6% of the property purchase price (net of utility bills) subject to which usage option you choose will make a reliable contribution towards your property costs.

Lease Back Option 1: The Pure Investment
Offering a net financial return of 4.5%, the pure investment option is for investors looking to ensure the maximum possible cash rental return. The option does not allow free or discounted personal use of the property during the term of the lease. This option is available on 1 and 2 bedroom units

Lease Back Option 2: The Pleasure Investment
The Pleasure investment offers a practical mix of strong financial returns coupled with ample opportunity to enjoy the property. This option offers a net return of 5.6%. This is made up of 3.5% cash return and 2.1% in personal use credit. 

Lease Back Option 3: The Leisure Investment
The Leisure investment is for those who really want to enjoy what Les Jardins de Saint Benoit has to offer, while also enjoying a sizeable rental return. This option offers a net return of 5.94%. This is made up of 2.84% in cash and 3.1% in personal use credit.

Lease Back Option 4: The Home from Home Investment
With up to six months of personal use per year, this option is tailored to those who plan to spend significant amounts of time enjoying their property, while maximising the returns from it in absentia.  When you are not using the property, Garrigae Hotels and Resorts will include it in the accommodation pool for the resort. You will receive 50% of all net rental return.

Non Leaseback Option 5: Outright Purchase
As an outright purchase of the property, this option is for customers who want to be able to enjoy their property and the Les Jardins de Saint Benoît facilities. At the request of the owner, the property can be included in the resort accommodation pool.  Under this scheme the owner receives 60% of all rental income generated. This scheme is not eligible for Leaseback benefits, and as such the purchase price will include VAT at 19.6%.

Annual Management/Service Charges
Management charges at Les Jardins de Saint-Benoît are €18 - €30 m2 of usable space depending on usage option. This charge includes a contribution to annual maintenance of all private and common areas, including upkeep of swimming pools and gardens. It also includes membership of the winemaking and olive growing associations. The charge will be deducted from the rental income.
