Four Owner Plan

Portuguese property law allows up to 10 owners to share the title of a property.  Pestana have put together a Four Owner scheme in a selected range of properties to offer an affordable and practical way of co-owning a holiday home with all the security that buying through an established leisure brand can offer.

Investment Potential

Pestana has planning permission for a further 36 holes, a five-star hotel, a full spa complex, another two clubhouses and a kids’ club.  The intention is to develop these in the next few years once the economic cycle is right.  These additional amenities will add significant value to the values of the properties in the resort.

Furthermore, Pestana is well placed to maximise annual yield from property rentals on behalf of owners as they have considerable repeat bookings; long term relationships with online tour operators and travel agencies, and operate a global central reservation system, all of which accounts for the consistently high occupancy rate around the group.

Stage Payments

Finished Properties
A €10,000 deposit is required on Reservation.  Then, when you come to sign the sale and purchase promissory agreement (exchange), 25% of the purchase price is required (less the initial deposit). The balance is then due on completion.

Owners Benefits

Property owners at Gramacho are granted full membership of both the Gramacho and Vale da Pinta golf courses and also receive a 20% discount in the clubhouse.  A 20% discount is also being considered for owners in all Pestana Group hotels on a world-wide basis.

Mortgage Finance

One of Europe’s most prestigious banks has offered Pestana buyers the opportunity to buy through a special mortgage scheme put in place exclusively for Pestana. Mortgage terms follow the following guidelines:

  • Loans are available up to 85% LTV
  • Maximum term 50 years capped at 75 years of age
  • Monthly payments with 3 options: capital and interest; interest only for up to 5 years; or up to 35% capital deferment
  • Variable or fixed interest rate (5 year)
  • Interest rates up to 0.9% above base (less for lower LTV)
  • Possibility to draw down for promessa and stage payments
